Slope Issues Cause Specht Delay

SANATOGA PA – Specht Investors LLC, which proposes to construct new office buildings at 1800 E. High St., sent word Monday (Feb. 9, 2009) to the Lower Pottsgrove (PA) Township Planning Commission that engineers needed more time to investigate steep slope issues on the property, commission Chairman Geoffrey Dailey said. The developer requested, and was granted, a continuance for a presentation it was scheduled to give to the planning board.

Company representatives did not personally appearance during the commission meeting in the township municipal building, 2199 Buchert Rd. No new date for the delayed presentation was scheduled.

Planners are required to make a recommendation on the project to the township Zoning Hearing Board. A zoning hearing on variances needed for the proposed addition of two office structures to the four-acre property at the corner of East High Street and South Sunnybrook Road – where an existing office building already sits – had been scheduled for next Tuesday (Feb. 17, 2009). The lack of Planning Commission action presumably means the zoning hearing also will be pushed back.

The Specht group intends to create a three-building office condominium development on the parcel, according to the planning commission agenda. The largest new building would consist of 19,846 square feet; a second, smaller building would contain 13,280 square feet. Plans for the project were originally drawn up in November 2007.
