H&K Asks Lower Pottsgrove For A New Digital Sign

SANATOGA PA – Yet another organization is asking Lower Pottsgrove (PA) Township for permission to replace a staid, “plain old” sign with something a little more modern, more fashionable, and more animated.

Haines and Kibblehouse Inc., the construction materials and contracting company based in Skippack PA and with operations spread over several states, is asking the Lower Pottsgrove Zoning Hearing Board for its approval to erect a two-sided digital display billboard on property off South Sanatoga Road.

An advertisement of the zoning board hearing, scheduled for Sept. 21 (2010; Tuesday) at 6 p.m. in the municipal building, appears today (Monday, Sept. 13) in The (Pottstown PA) Mercury newspaper, the township’s publication of record for legal notices.

Montgomery County property records indicate the parcel on which the sign would be located, No. 420001856001, is a 12.94-acre property purchased in 1980. Its accompanying map shows the property has extensive frontage along U.S. Route 422, where an existing Haines and Kibblehouse sign atop a hill is visible from the highway’s west- and east-bound lanes. The property is near H&K’s Pottstown-Sanatoga Trap Rock Quarry.

Presumably, although the notice is less specific, it is the 422-facing sign and base structure that would be replaced with an “elevated pole or mast-mounted” digital display. The property is zoned for light industrial use, according to the notice, although the county record last updated on Sept. 7 lists it as zoned “R3″ residential use.

A variance is required for the replacement, necessitating the hearing that will be open to the public at 2199 Buchert Rd., Pottstown PA.

In the recent past the zoning board has ruled favorably on similar sign requests from the Sunnybrook Foundation, which has yet to erect its new sign facing East High Street traffic at the Sprogels Run bridge; and from Coventry Christian Schools, which put up its digital display outside its North Pleasant View Road campus.

Anthony E. Jeremias, which Haines and Kibblehouse identifies as its manager of community relations and external affairs, filed the application on behalf of the company headquartered at 2052 Lucon Rd., Skippack PA.

POTTSTOWN PA – None of the real estate sales within Lower Pottsgrove (PA) Township from March 15-June 4, 2010, commanded a high-enough price to be listed Sunday (Sept. 12, 2010) among top-selling properties reported by the Philadelphia Inquirer newspaper. Real estate among the township’s municipal neighbors made the grade, though.

This week’s top reported prices were listed in “The Top 50,” the newspaper’s weekly review of highest prices paid for real estate sold within the city of Philadelphia and townships in its surrounding counties.

By contrast, during the same period, the top real estate sales price in Pottstown PA Borough, immediately to the west was $179,900; Limerick PA Township, east, $312,500; New Hanover PA Township, northeast, $389,000; Upper Pottsgrove PA Township, west, none listed; and in North Coventry PA Township, south, $281,900.

Across all of Montgomery County, the highest-priced property sold during the period went for $1,350,000, at 1005 Whitegate Rd., Upper Merion PA.

Conklin’s Comedy Benefits Local Meals Program

POTTSTOWN PA  – Comedian Joe Conklin brings his impressions of Barack Obama, Cole Hamels, Charlie Manuel, Charles Barkley, and other celebrities to Pottstown on Oct. 29 (2009; Friday) at 8 p.m. in the Hill School Center For The Arts at Beech and Sheridan Streets, Pottstown PA, for a performance to benefit the Meals on Wheels program in Montgomery County.

Heard regularly on 610 WIP Radio, Conklin shares his experiences growing up in the neighborhoods of Philadelphia, highlighted by his Kensington characters from Chip Snapper’s Taproom.

Each weekday, the Sanatoga-based Family Services’ Meals on Wheels provides two meals – a hot lunch and a cold supper to refrigerate – to an average of 160 home bound elderly and disabled individuals in Pottstown, Royersford and the Lower Perkiomen Valley.  Community volunteers personally deliver more than 81,000 meals a year.

Event sponsors include the Limerick Generating Station of Exelon Corp., First Niagara, Pottstown Memorial Medical Center, BTC Foods, and the Chiropractic & Wellness Center P.C.

422Plus Project Plays Offense With FAQs Debut

PHILADELPHIA PA – Advocates for the U.S. Route 422 Master Plan, apparently having felt like they’ve endured undue lumps from the press and the public, are taking the offensive to better define what the plan is … and isn’t.

It IS, they say, a series of strategies to reduce traffic congestion, expand transportation choices, and make better use of available land in the highway corridor that stretches 25 miles from King of Prussia west to Reading PA. It passes though Limerick, Lower Pottsgrove, and Pottstown en route.

It ISN’T only a way to return commuter trains to the area, they add. It ISN’T guaranteed that drivers will pay tolls to travel 422, although that possibility continues to be studied. And, as a result, any municipality that endorses the plan ISN’T also automatically endorsing a toll.

Those explanations and others were unveiled Thursday (Sept. 9, 2010) on a page labeled “422plus FAQs” – a reference to answers for seven frequently-asked questions about the highway and the master plan – that are now posted on what is called the 422plus Project website.

The FAQs intend “to explain the issues at hand, clear up misconceptions, and clarify details” about the plan, according to a steering committee that introduced the page in a newsletter distributed by e-mail. The committee consists of Berks, Chester and Montgomery counties; Norfolk Southern Corp., SEPTA, and the Berks Area Regional Transportation Authority; the Pennsylvania Department of Transportation, and the Philadelphia-based Delaware Valley Regional Planning Commission.

One FAQ defines the project and the accompanying master plan as a way to create “a transportation system that works and a funding strategy” to provide “a better ride on US 422,” “better maintenance and safer operation,” and “transportation alternatives” like mass transit.

Two different FAQs address often-heard public complaints that earlier taxes have already paid for 422, and that no additional tolling should be necessary; and that toll money, if collected, will be spent on other projects in the state rather than remain for 422.

Because committee representatives – as they try to build grass-roots support for the master plan – have faced hostility in municipal board rooms over the specter of tolling, a final FAQ tackles that issue too. “If your hometown leaders endorse (the project), it means only that your local officials are willing to work with their community, the state, the participating counties, and other alliances to explore the 10 planning strategies outlined,” it explains.

Municipalities that agree with the strategies “are not endorsing tolling,” it says flatly.

Several municipal leaders have individually proclaimed they oppose tolling of the highway in any form. The master plan has been endorsed by the Limerick Township Board of Supervisors; rejected by Pottstown Borough Council; and remains tabled for consideration by the Lower Pottsgrove Township Board of Commissioners.

Township Approves Planning Map Changes

SANATOGA PA – A list of what has been described as 10 “minor” changes requested by North Coventry (PA) Township to the future land use map of the Pottstown Metropolitan Regional Comprehensive Plan were accepted Tuesday (Sept. 7, 2010) by the Lower Pottsgrove Board of Commissioners following a public hearing.

Changes to the map primarily affect North Coventry Township.

Lower Pottsgrove is among the group of area municipalities whose determinations on how real estate will be used are guided in part by their voluntary participation in the plan. Its intent is to make land use patterns across the region somewhat compatible and consistent.

The amendments requested by North Coventry “mostly affect small properties,” and those primarily businesses, Lower Pottsgrove Assistant Manager Alyson Elliott told board members. The changes, she said, will “make those land uses more consistent” with the regional map. All have been recommended by the regional planing committee, she said.

Commissioner Michael McGroarty, who is Lower Pottsgrove’s representative to the regional group, endorsed the changes. There was no public comment during the required hearing, and following it the board unanimously approved them. Commissioner James Phillips was absent and did not vote.

CONGRATULATIONS TO THE LOWER POTTSGROVE HISTORICAL SOCIETY – It’s officially 25 years old tomorrow (Sept. 10, 2010), having been founded in 1985, according to the society’s website. The Post marks the occasion with greetings via this postcard, titled “A Birthday Blessing,” published in 1918 by S. Bergman Co. The card, N0. 1509, was purchased in January 2010. It was originally addressed to a “Mrs. Mann” from “Wilmer Lukens,” who wrote, “With best wishes and many Happy Birthdays.” We’ll second that.

Sanatoga Court Serves Up Lasagna Dinner

Eat hearty.

SANATOGA PA – An all-you-can-eat lasagna fund-raising dinner to benefit the Alzheimer’s Association will be held Sept. 17 (2010; Friday) from 6-7:30 p.m. in Sanatoga Court, a senior living community at 227 Evergreen Rd., Pottstown PA. Tickets cost $8 per person, and the meal includes a vegetable, garlic bread, dessert, and a choice of iced tea or lemonade for beverages.

Reservations are being accepted, according to Sanatoga Court Admissions and Marketing Director Earl Stingel. For more information or to make a reservation, call 610-718-0900.
