PLANNING COMMISSION SUGGESTS PRELIMINARY APPROVAL – Sanatoga Green, the huge residential and commercial development proposed for the west side of Evergreen Road in Lower Pottsgrove, just south of the Sanatoga Court and Sanatoga Center health care facilities, won preliminary land development plan approval Monday (May 15, 2017) from the Lower Pottsgrove Planning Commission following a lengthy meeting. Frank Bartle, attorney for developer Castle Caldecott LLC (at top, standing) contended the planning board needed to make a favorable recommendation to the township Board of Commissioners so final plans could be finished. Planning board members agreed in a 3-1 vote, with 1 abstention. Their recommendation for approval now heads to the township board for review and possible approval in June. Preliminary plan acceptance allows the developer to consolidate hundreds of drawings and make required engineering changes, including a substantial list covering safety, traffic, landscape design, and sewer issues that must be satisfied before the plan can proceed further. The developer can then submit a completed set of plans for final approval, which could take several more months. The meeting discussion was at times loud and testy, and was witnessed by an audience consisting in part of owners from nearby properties.
