Township Authority Garage Up For Bidder Sale

SANATOGA PA – A garage, maintenance building, and accompanying land at 2404 Brown St. (at top and below), bought in 1999 by the Lower Pottsgrove Sewer Authority at a cost of $175,000, is now being offered for sale by the authority in a sealed bid process. Bids are due by no later than this Friday (Feb. 2, 2018) at 4 p.m. in the authority office at the township municipal building, 2199 Buchert Rd.

The sale has been a long time in coming. Authority members and the Board of Commissioners were talking publicly about disposing of the property back in 2009, and the authority began discussions with a real estate broker about listing the site for sale in 2014.

The real estate market has famously endured some ups and downs since then, and until October 2017 the township annually leased the garage from the authority for use by its Public Works Department. After the completion of the department’s auxiliary building at 1239 N. Pleasant View Rd., however, the space was no longer needed.

It’s been sitting unused, and the authority unanimously voted last November to put the property up for sale.

Bid documents remain available during regular business hours at the municipal building. Bids must be accompanied by a certified check or other form of secured down-payment of 10 percent of the bid total. Any and all bids can be rejected by the authority, and it also can waive any omissions, errors, mistakes, defects or irregularities found in a bid. All bids will be opened Feb. 5 (Monday) at 9 a.m.

All bids are welcomed, but anyone hoping to buy the property on the cheap might think twice. The authority paid Pottstown real estate appraisal firm of James Capinski and Associates to provided an estimate of its value; its members have a good idea of how much the parcel might fetch on the market.

The garage property is a short block away from three pieces of land bordered by East High, North Pleasant View, and Brown streets that commissioners agreed in December (2017) they would buy for $377,000 for use as a “township campus.”
