Barbershop Harmonies Set For March In Sanatoga

SANATOGA PA – “Grandpa’s Attic,” a show that features the barbershop harmonies of several a’capella groups, will be held March 24 (2012; Saturday) beginning at 2 p.m. in the Berean Bible Church, 2675 E. High St., Sanatoga PA, organizer Syl Buszta announced.

The program features the “Top Shelf” Quartet and Ches-Mont Jubilaires Chorus, as well as the Time Frame, Vocal Ease, Off Broadway, Downtown Sound, and Sound Generation quartets. An abundance of parking is available, as is parking for the handicapped.

Tickets cost $10 for adults, and $5 for students. They can be purchased at the door, or in advance from Buszta, who also is secretary of the Jubilaires Chorus, by calling 610-323-9068.

Some Township Voters May Get A New Polling Place

SANATOGA PA – This year’s general election is over. By the time the next rolls around, however, a significant number of voters in Lower Pottsgrove (PA) Township may find themselves casting ballots in a different and entirely new location.

Republican and Democrat political party leaders locally and in Montgomery County have agreed on a proposal to split in half township Voting District 2, geographically its largest of four districts. The division would create a new district, No. 5, with Sanatoga’s Sunnybrook Ballroom suggested as its polling place. Each half would encompass an almost identical number of voters.

A new district is sorely needed, Pottstown party representatives say, to better serve the growing township’s electoral needs.

More people call Lower Pottsgrove “home.” Thanks to residential development that occurred primarily between 2004 and 2008, the township’s population grew from 11,213 residents under the 2000 Census to 12,059 under the 2010 Census. Many of the housing communities to which new residents were attracted are located within District 2.

Currently, about 3,200 voters are assigned by the county to use the District 2 polling place at Berean Bible Church, 2675 E. High St., Sanatoga. During years in which elections have been heavily contested – the 2008 presidential race is cited as an example – voter wait times there were said to have been long and occasionally frustrating.

The plan has been discussed over several months by Pottstown Republican Committee head Gail Yoder and Pottstown Democratic Committee leader Jim Prendergast, and accepted by higher-ups in both parties. Paperwork officially requesting the division is completed and was submitted during September (2011) to the county Voter Services Department in Norristown, Yoder and Prendergast said.

County election board officials are inclined to accept and act on the request, both leaders agreed, but a change likely will not occur until after state legislative and federal Congressional re-districting is finalized next year. New state district boundaries were introduced earlier this month; new Congressional districts have not yet been unveiled.

Viewed on a county map (above), District 2 (in orange) is shaped somewhat like a puzzle piece. It stretches roughly from the intersection of Buchert and North Pleasant View Roads at its north end, to the Schuylkill River and the rear of the former Occidental Chemical property, now an industrial park, at its south. At the east side it is defined by the border between Lower Pottsgrove and Limerick townships, and by Kepler Road at its widest part on the west.

Districts 1 and 3 (in blue and purple on the map), by comparison, are rough rectangles that cover central and west portions of the township from north to south. District 4 (in green) is a rough square in the township’s northeast quadrant.

The submitted proposal would split District 2 lengthwise, according to Prendergast, roughly using North Pleasant View as its dividing line. About 1,600 district voters who live west of North Pleasant View would vote at Sunnybrook; an almost equal number of those east, at Berean. Districts 1, 3 and 4 and their polling places would remain unchanged.

Township Planners Approve Church’s New Gymnasium

SANATOGA PA – Final plans submitted by the Berean Bible Church, 2675 E. High St., Pottstown PA, to build a new gymnasium at its existing building were approved Monday (June 20, 2011) by the Lower Pottsgrove (PA) Township Planning Commission.

The church uses its current gym both for worship and its youth sports program. The new 10,960-square-foot facility would house its growing sports programs for neighborhood kids while allowing the church to leave chairs and other items set up for worship in place. Administrative Pastor Bill Neitz said the sports program was an important part of the church’s youth ministry.

Some items of the plan, including parking lot width and lighting, and landscape buffering and screening, required township Zoning Hearing Board waivers recommended by the commissioners.

Zoning Board OKs Berean Bible Church Expansion

SANATOGA PA – Sanatoga’s Berean Bible Church won approval Monday (Feb. 28, 2011) from the Lower Pottsgrove (PA) Township Zoning Hearing Board to move ahead with plans to construct an 11,000-square-foot gymnasium addition to its building at 2675 E. High St., Pottstown PA. The expansion allows church youth programs to continue without disrupting an adjacent area for worship services.

Zoning board members unanimously granted the church relief from lighting and landscape requirements that would otherwise be enforced due to its location. However, they ordered the church to comply with all other applicable building regulations, to apply for all necessary permits, and to provide future lighting and landscape buffers if desired by the township.

Church plans also received earlier approval from the township Planning Commission.

The church’s 300- to 500-member congregation wants to permanently use its existing gym for worship; the new gym would accommodate weekly youth athletic activities. Asked if both gyms could be used simultaneously for sports events, Administrative Pastor Bill Neitz smiled and pledged that once the worship center is set up, “there won’t be any balls in there.”

Several area residents spoke on behalf of the church, testifying it had been a good neighbor and they foresaw no problems with the expansion.

One adjacent property owner reported he experienced storm water run-off problems from a portion of the church lot. Planning commissioners, who next must approve the building design, will address that and other issues, the zoning board assured him.

Two Expansions Considered On Lower Pottsgrove Agenda

SANATOGA PA – Plans to build what is being called the second phase of the Buchert Ridge Community residential development, marketed to buyers age 55 and older, on Buchert Road east of Kepler Road in Lower Pottsgrove (PA) Township are on the agenda for tonight’s (Monday, Feb. 7, 2011) meeting of the township Board of Commissioners at 7 in the municipal building, 2199 Buchert Rd., Pottstown PA.

The proposal by developer Hallman Retirement Neighborhoods of Sanatoga to build an environmentally friendly, three-story garden suite apartment complex at 2011 Buchert Rd., Pottstown, has been a hotly discussed issue in recent months. Company President J. Wilmer “Wil” Hallman in December (2010) accused township staff members of ignoring agreements on the project he thought had been reached earlier with the board’s solicitor.

Hallman’s project, which requires several zoning variances, is scheduled to be the subject of a township Zoning Hearing Board hearing on Feb. 28 (2011; Monday) at 6 p.m. in the municipal building. The hearing was advertised this morning in The (Pottstown) Mercury newspaper, the township’s publication of records for legal notices. Commissioners may be asked to recommend the project to the zoning board for approval.

Hallman employees also are involved in plans to expand the gymnasium of Berean Bible Church, 2675 E. High St., Pottstown, with which Hallman has had a long-standing personal relationship. Those, too, require zoning variances, and also are expected to be reviewed by commissioners.

Additionally on their agenda are:

  • Plans to advertise a Feb. 17 public hearing regarding the transfer of a liquor license involving Sunnybrook Ballroom, the entertainment and conference center at 50 Sunnybrook Rd., Pottstown, that is owned by a non-profit foundation of which Hallman is a board member;
  • Potential changes to the Lower Pottsgrove Police Department pension plan, and an accompanying letter of understanding between the township and the union representing its police officers; and

Sanatoga Church Looks To Expand Its Gymnasium

SANATOGA PA – Sanatoga’s Berean Bible Church would like to keep its gymnasium at 2675 E. High St. constantly ready for worship services while continuing to operate its youth recreation programs. To do both, church leaders indicate, their building needs more space – about 11,000 square feet of it – that they hope to add to the gym on a 12.33-acre parcel at the west side of Skytop Road.

Township officials anticipate church plans may come before the Lower Pottsgrove (PA) Township Zoning Board of Appeals during its February (2011) meeting, because they require zoning variances for lighting and landscape buffering. The variances were unanimously endorsed by the township Planning Commission in a Nov. 15 (2010) vote.

With a congregation attendance of between 300 and 500 people for some services, particularly on religious holidays like Christmas and Easter, it takes a lot of manpower to set up and then remove seating and other items when the gym is used for worship, Administrative Pastor Bill Neitz told planners. That happens up to three times weekly, because the gym also doubles as the site of church recreation programs to which area children are bused.

Expanding the gym, Neitz explained, allows the church to be more efficient, reduce its workload, and keep kids occupied too. Adequate parking for 224 vehicles already exists, and no additional spaces would be needed, planners learned. Current lighting at the parking lot, however, doesn’t meet township standards for an R-3 residential district, in which the church is located.

Berean could install another five pole lights to satisfy the law, at a cost of about $5,000 each, according to its engineer, John McMenamin, but developer Wil Hallman, whose Sanatoga Ridge Community housing complex for senior citizens is built at the southwestern edge of the church property, said several of its residents object to increased lighting.

Adequate lighting, or the lack of it, caused some concern for township engineering representative Chad Camburn of Bursich Associates.

Neitz noted the church has not encountered a safety or security issue in its 30 years of operation. Camburn, however, said he was reluctant to recommend board endorsement of a variance to permit less lighting unless the church agrees to indemnify the township from potential litigation, as well as to install more lights under specific circumstances. McMenamin said Berean could consider both.

The church also will seek a waiver of the zoning requirement of a 15-foot landscape buffer. Township Assistant Manager Alyson Elliott said that, if approved by the zoning board, specifics of some kind of buffer between the church and nearby residences could be addressed by Berean representatives and township staff members.

Conference Aims To Help Middle Schoolers Tackle Life

SANATOGA PA – Helping middle school students make good lifestyle and health choices is the goal of the 14th annual “Build Up Youth Leadership Conference,” being planned by the non-profit TriCounty Community Network for next Wednesday (Nov. 10, 2010) from 8:30 a.m. to 1:15 p.m. at the Berean Conference Center, 2675 E. High St., Pottstown PA.

Conference leaders and speakers hope to guide students in navigating problems they encounter almost daily, according to network Executive Director Jen Doyle. Its sessions include discussions of – and hands-on projects involving – entrepreneurship and financial literacy, team building and conflict resolution,safe social networking, green awareness, drug and alcohol awareness, understanding media, and physical activity and technology.

Pottstown native David Charles, owner of the borough-based High Street Music Company and a professional singer, will serve as the conference’s keynote speaker and offer what Doyle described as a “fun, interactive experience” for the hundreds of students expected to attend. A multimedia presentation titled “Tomorrow” also will be presented by a company known as Motivational Productions.

Conference attendance is free as part of the Pottstown PA network’s mission to improve health, social and environmental conditions in western Montgomery, northern Chester and eastern Berks counties. Network members collaborate in providing six different programs: Build Up Youth, Caring in Alternative Residential Environments (CARE), environmental awareness, family literacy, Supporting Abuse Free Environments (SAFE) and workforce development. Applications Withdrawn; Township Cancels Zoning Hearings

SANATOGA PA – Last week’s (Oct. 19, 2010) meeting of the Lower Pottsgrove (PA) Zoning Hearing Board was canceled, a notice published by the township said, because both items board members were scheduled to discuss were pulled from their agenda.

Zoning variances were to have been sought for a proposal to build environmentally friendly garden suite apartments at the Buchert Ridge Community, 2011 Buchert Rd., Pottstown PA; and for the Berean Bible Church, 2675 E. High St., Pottstown PA, to accept existing exterior lighting at the church property as having met minimum lighting requirements of the R-3 residentially zoned district in which it is located.

Parties responsible for the applications temporarily withdrew them from consideration, according to a notice displayed in the front door of the township municipal building, 2199 Buchert Rd., Sanatoga, where the board’s meetings are conducted. They are expected to be re-scheduled for a future meeting.
