LOWER POTTSGROVE PA – With leases already signed for several of the 310 units that comprise the new “Apartments at Sanatoga Greene,” and about three times as many pre-leased, apartments Business Manager Amy Watkins says she’s now looking forward to the persistent warmth of weeks ahead.

“We just recently started leasing, and we’ll gain velocity in the spring,” Watkins predicted.

The five-building apartments complex on the west side of Evergreen Road – “only seconds from Route 422,” its website boasts – was opened recently to a tour and luncheon for members of the Lower Pottsgrove Board of Commissioners, Manager Ed Wagner, Code Enforcement Officer Joe Groff, representatives of the township Zoning Hearing Board, and officers of the township police department.

The luncheon was an effort to say thanks to township officials and employees for their years of working with its developers to reach the apartments’ opening in late February 2023. The accompanying tour, its partnership explained, was a venue to show off the units’ high-end finishes and its exclusive clubhouse amenities.

Farther south on Evergreen Road, an adjoining area with single-family home sales opened several months ago.

The clubhouse, where interested prospective lessees start and end similar tours, is home to a 24-hour yoga and fitness center, dedicated rooms for small meetings and larger parties or events, an outdoor lounge area (above), heated salt-water swimming pool, a double-sided fireplace, sheltered outdoor television, and two outdoor grilling areas with open air and sheltered tables.

Across the street and west of the clubhouse, apartment models (above and below) have been available for viewing since mid-December. They are offered in configurations for studios, one- and two bedrooms, and bedrooms with a second or third room intended as a den and not as a third bedroom. Prices range from the mid-$1800s to the mid-$2800s monthly on leases that extend from 9 to 16 months.

Watkins’ employer, Dallas TX-based Lincoln Properties, is managing the apartments on behalf of ownership. Its marketing efforts currently are focused east toward the Collegeville-to-King of Prussia stretch of the U.S. Route 422 corridor, she explained, where professional-oriented prospects are concentrated. So far, she added, they’ve been successful “and encouraging.”

Lincoln, which Watkins said is the second-largest property management firm in the nation, also manages several apartment properties in adjacent Chester County.
